Terra Vista set for Pincher Creek

Pincher Creek Echo
By Debbie Houghtaling

A new housing project has been announced in Pincher Creek. The Fast Track Group and Fast Track Capital, is promising a new Terra Vista project in Pincher Creek, Alberta.
Fast Track Capital is partnering with Greenfield Development Corp (GDC), formally Pinchme Corp.

Now that the announcement has been made, fund-raising will shift into high gear.

The new project will cover 148 acres at the cross roads of Highway 6 and Highway 507, and will consist of 231 single-family lots, 27 duplex and 20 fourplex lots, a child care centre, a seniors complex, a multi-family condominium site and 60 acres of highway commercial frontage.

Pincher Creek Town Council has reviewed the Area Structure Plan for Terra Vista and the initial concept plan has been accepted, the physical phase of the project will now begin.

"We have looked at several communities in Alberta and Pincher Creek had the most opportunity," According to Jim Sand, President of the Fast Track Group,

"The development will sit adjacent to two major highways (6 and 507) and will be located directly across from Walmart. It's an ideal site and we're certain future tenants and residents of Terra Vista and nearby communities will agree."

The next step towards development will be the final permits, which they hope to receive from council in the next few months.

"We hope to start development in the first part of next year," said Sands.

As well as being a welcome addition to Pincher Creek, Sands is promising that the new development will also be affordable.

"We have looked at the housing market in Pincher Creek and believe we can offer a competitive price for these units."

note: More good news for Pincher Creek. Good for them! Maybe the Pass should consider amalgamating with Pincher as that would seem to be the only way development will ever come to the Pass. The MD and town seem to be light years ahead of us in this department, due in large part to their having councils and economic development departments that are 'proactive' in attracting and pushing forward economic development, while ours have been and continue to be asleep at the switch. Which goes to prove... "It's not healthy having all the same people making decisions all the time".

Once again, it is apparent we need a shake up of our leadership on council and Community Futures. Until that happens, we will continue to be the poor cousins of our neighbours to the east.

To see what is in front of one's nose needs a constant struggle.

Good for Pincher... they have jobs for people and I'm sure the land was er... dirt cheap... people have to purchase the houses and live there though, my wife and kids had to go to Pincher the other day for an appointment (drop off at the beggining of the day and pick up at the end of the day)and beside a swim, a 5 min stroll through the outlet and A&W they had nothing else to do, it was court day so the streets were dangerous, the wind was up and when that happens it drives farm smell throughout the Town. She ended up making two trips to deal with appointments.
They may have some big developments or big speculators or jealous neighours like you Johnn(haha) BUT the fact remains they will be here for the weekends and when they come they will wish they could jusitfy the commute or the expense of the overinflated housing market. The potential is HERE and in time I'm hoping it will happen. The bottom line is I would rather be the POOR cousin than the UGLY cousin.
Drive change forward in a positive way and lets make it happen.

I agree, with the first post.Good for Pincher. If houses were half price in Pincher, I would still live in the CNP.Do we even have a parcel of land that big that could be developed?Pincher can claim to be close to the mountains, the CNP IN the mountains.Night and day.

Well, I hope their developer is on the up and up.

Pincher Creek town council is notorious for catering to greedy out of town developers regardless of the expense or damage to long time tax paying citizens. Pincher Creek, especially the north hill, is a desolate dustbowl, with local residents struggling to get out from underneath the tons of clay they are buried under, courtesy of the town and a soul-less med. hat developer. Give me the Pass any day. Our council and administration, especially mayor Mills and his town superintendant, are liars and spineless. I just hope the developer doing this project has the sense to hire an engineering firm that can handle the project. And for God's sake, don't accept Chinook Pipeline's bid for subcontractor.

I hope the town has done their due diligence on this one. Fast Track Capital is a marketing firm run by two guys Darren Weekes and Ken McElroy. You know when you hear the phrase "if it is too good to be true?" These guys run seminars to separate unsophisticated investors from their money fast. 'Most' savy investors run from this type of "give me your money and I promise you exorbidant returns" type of scheme. I hope I am wrong, but I would not hold my breath on this one....sound familiar CNP? A few of the things these unscrupulous guys have pushed....check out Webnet GLobal; 3DH; mPowerTech. As well, you can be sure, anyone one who buys from these guys is going to be audited VERY closely by the CRA. Interesting. Maybe Pinchers' council is every bit the sucker that CNP council turned out to be with rgards to Riverrun.
